Capital Basements

Specialist Contractors in the Formation of Basements

The Process

Here we assist you with gaining permission to build and ensuring the correct plans, insurance and contracts are in place.

  • Architectural plans
  • Local authority approval
  • Engineering drawings
  • Overcoming legal obstacles e.g. conservation areas
  • Instruct Surveyors for Party Wall awards
  • Health & Safety
  • Insurance & contracts

Step two covers the main structural elements of the project. To ensure your home is protected and secure, and impact is kept to a minimum, we begin by enclosing the site in a hoarding.

Excavation can then begin. Our team will dig a hole beneath the front elevation of your property - enabling soil to be easily removed. It sounds daunting but you have the peace of mind of working with a specialist, and rest assured the structure is supported with steel props.

We focus next on drainage and sump.  We level the floor and dig a trench for drainage. We then dig a ‘sump’ - a cavity set below the level of the floor to hold any ground water that has been directed there by the membrane surrounding the basement.

  • Concreting slab floors
  • Inserting drainage rails
  • Membraning
  • Insulation
  • Flooring and screeding
  • Underfloor heating if required
  • Finishing, e.g. wooden floor, tiles

Your basement is now coming to life and soon your dream living space will be ready to enjoy. By this stage we're now fitting out internal walls and ceilings, and installing lightwells and windows.

Some customers are looking for simple dry lining whilst others want a complete fit out, to their own bespoke design.

This includes electronics, home entertainment, and fitting bathrooms and kitchens to suit your design and your budget.

Step 5 is handover time - your go live date has finally arrived.

This is the final quality checking and snagging phase where we ensure that all of our customers are happy with their finished basement.

In summary, a basement conversion will result in a life enhancing addition to your living space and it's now time for you to start enjoying it.
